Sustainability Real Estate of Energy Star Target Finder
Using the outputs of ENERGY STAR Target Finder, students are to write an analysis of the energy performance of their proposed real estate development project. For the proposed property, students’ reports (memos) should
1. Describe the property size, space uses, and location.
2. Describe the difference between energy consumption (expressed in kWh) at the Target-Finder-calculated national median and at the projected rate of consumption that is 40% better than the national median.
3. Describe the difference between energy operating costs at the Target-Finder-calculated national median and at the projected rate of consumption that is 40% better than the national median.
4. Describe the difference between greenhouse gas emissions (expressed in MMTCE) at the Target-Finder-calculated national median and at the projected rate of consumption that is 40% better than the national median.
5. Determine and discuss the impacts of superior (40% better than national median) rates of energy consumption on the net operating income and projected value of the asset. Students should use a market capitalization rate commensurate with the market in which their project is proposed.
6. Describe the difference between median and superior rates of energy performance greenhouse gas emissions in terms of acres of trees or another analogue chosen by the student.
7. Identify and describe any other direct or indirect impacts the pursuit of a superior rate of energy consumption may have on the proposed property.
